“How much per square foot?” is the first question almost every client asks us. It is also the number most likely to mislead you, because a per sq ft rate only means something when you know exactly what specification sits behind it. Here are current Kolkata figures, what they include, and how to check a contractor’s quote.
The Short Answer: 2026 Ranges
These ranges are compiled from cost trackers published in 2026 (listed under Sources). They are per sq ft of built-up area for a residential building, construction only.

What Pushes Cost Up in Kolkata and New Town
- Pile foundations. Much of eastern Kolkata sits on soft, low-lying or filled ground. When the soil report calls for piles, foundation cost rises sharply compared with isolated footings. Read why.
- Steel consumption. G+4 buildings, larger column-free spaces and cantilevers use more steel per sq ft than the thumb rule.
- Monsoon. Four months of heavy rain slow excavation, masonry and plaster. Tight schedules that ignore the monsoon usually end in extra labour cost.
- Specification drift. Changing tiles, fittings or layouts after work starts is the most common source of budget overrun we see.
How to Check a Contractor’s Per Sq Ft Quote
- Ask for the specification sheet behind the rate: cement and steel brands and grades, brick type, flooring, doors, windows, fittings.
- Ask whether the rate is on built-up area or carpet area, and whether staircase, lift well and terrace are counted.
- Get a BOQ from your drawings and compare quotes item by item.
- Agree how extra items and rate changes will be priced before signing.

Published 2026 estimates put a standard-specification residential building in Kolkata at roughly Rs 1,900 to Rs 2,300 per sq ft of built-up area, economy builds at about Rs 1,450 to Rs 1,750, and premium builds from about Rs 2,900 upward. Land, approvals and interiors are extra.
